Is snow removal included?
Yes. Sojourn has no traditional HOA — instead, a metro district (funded through a Special District Fee
included in your property taxes) manages snow removal for driveways and walkways, so you never have to shovel before you ski.
Can I rent out the lock-off suite?
Yes. How you rent the lock-off suite depends on the specific designation of your unit:
● Market-Rate Lock-Offs: Have no rental restrictions. Owners can rent the lock-off suite as an
unrestricted short-term rental (VRBO/Airbnb), long-term rental, or use it as an isolated guest/flex
space.
● Deed-Restricted Lock-Offs: Select units require the lock-off (ADU) to be leased to a full-time Grand
County resident at a capped rate to support local workforce housing. The main living floors above
remain unrestricted for owner use.

What is a lock-off unit?
A lock-off (or Accessory Dwelling Unit / ADU) is an independent living space on the walkout basement level featured in select floor plans (such as the Coalmont). It features a keyed private entrance, kitchenette, laundry closet, and private bath. Select units are designated for local workforce housing under a deed restriction, while other lock-off units are fully market-rate and can be rented short-term or kept for personal guest use.
